About
20 Years of Saying “Here’s How We Do It” Instead of “No.”
I am not the lender with the flashiest rate ad. I am the one people call after somebody else turned them down — and the one smart buyers call first so they never hear no in the first place.
My Story
How I Ended Up Doing This
I did not set out to be a mortgage guy. Like a lot of people in this industry, I found it sideways — and then discovered that the part I liked most was the part everyone else seemed to treat as an obstacle. The complicated files. The self-employed borrower with fourteen deposits a month. The veteran whose entitlement nobody had bothered to calculate correctly. The couple who had been told no somewhere else and had no idea why.
Twenty years in, I have watched the industry cycle through a housing boom, a collapse, a recovery, a historic run of low rates, and a sharp correction back to reality. That cycle teaches you something you cannot learn any other way: rates are temporary and structure is permanent. The borrowers who got hurt in 2008 were not the ones with a quarter point too much on their rate. They were the ones in a product nobody had explained to them.
So I built my practice around the opposite. I diagnose before I prescribe. I say no to deals that do not serve the client. And I explain everything, in plain English, until the person across from me can repeat it back.
Why “Solution Expert” Is Not a Slogan
Because a Denial Is Usually Just a Program Gap
Most lenders offer a narrow menu. If your file fits the menu, you get approved. If it does not, you get a letter. Nobody at that company is doing anything wrong exactly — they just do not have the tool your situation requires, and there is no incentive to tell you that the tool exists elsewhere.
I keep a wide menu on purpose. Conventional, FHA, VA, jumbo, construction, DSCR, bank statement, 1099, P&L, no-ratio, asset depletion, first-lien HELOC, non-contingent purchase programs. Not because variety is impressive, but because the twelfth option is sometimes the one that gets a family into a house.
When I say I solve mortgage problems rather than quote rates, that is what I mean. Bring me the situation that stumped somebody else. That is genuinely the work I enjoy most.

My Philosophy
Three Commitments I Do Not Compromise On
Education first
Nobody should sign a thirty-year obligation they do not understand. Before you commit to anything, you will know what your payment is made of, what each option costs, and why I am recommending one over another. If you cannot explain your loan to your spouse, I have not finished my job.
Creative structuring
A denial is almost always a program mismatch, not a verdict. Bank statement, 1099, P&L, asset depletion, DSCR, non-contingent purchase, first-lien HELOC — knowing which tool fits which situation is the skill that took twenty years to build, and it is the entire value I bring.
Advisor for life
A mortgage is a transaction. A mortgage advisor is a relationship. I want the call when rates move, when you are thinking about a rental property, when your kid is buying their first house. That standard changes how I handle every file, because I expect to still be your lender in fifteen years.

Beyond the Loan
Life in Georgetown
Georgetown is home. It is the kind of place where you run into your clients at the grocery store, which is an excellent accountability system for anyone in a service business. I have financed homes for neighbors, for their kids, and in a few cases for their parents.
Outside of work, most of my time goes to family. I also spend a fair amount of it making mortgage education videos, which started as a way to answer the same question once instead of forty times and turned into something people actually watch. If you would rather learn from a five-minute video than a phone call, a lot of that is already published.
The through line, at work and otherwise, is that I would rather be useful than impressive. Twenty years in a relationship business will teach you that the two are not the same thing.
Watch Me Explain It Instead
Dozens of full-length mortgage explainers — bank statement loans, VA entitlement, DSCR math — walked through end to end on the YouTube channel.
