Why is my estimated payment higher than what I see advertised?

Advertised payments usually show principal and interest only. This calculator includes property taxes, homeowners insurance, HOA dues, and mortgage insurance, which is what actually leaves your bank account each month. In Texas, taxes alone often add 30% or more to the payment.

What property tax rate should I use for Texas?

Most Central Texas districts fall between 1.8% and 2.5% of assessed value. Williamson and Travis County rates vary by city, school district, and MUD. Use 2.1% as a working estimate and we will pull the exact rate for any specific address.

How is the PMI figure calculated?

It applies automatically when your down payment is under 20%, using an annual rate against the loan amount. Real PMI pricing depends on your credit score, loan-to-value, and loan type, and can be lower or higher than the default shown here.

Is this an official quote?
