When you refer a client to a lender, you are lending them your credibility. If the loan falls apart, the client does not blame the lender they had never heard of — they blame the person who sent them there.

I have built a twenty-year practice mostly on referrals, which only works if the people sending them never regret it. That means being honest with you about a file that will not work, flagging problems the week they appear rather than the week before closing, and being reachable when a deal needs an answer right now.

It also means I will occasionally tell your client that now is not the right time to buy. That costs me a transaction and earns you a client for life. I am fine with that trade.
