Professionals shaking hands at a closing table

Referral Partners

I Make My Partners Look Good.

Every referral you send is a bet on your own reputation. I take that seriously, which mostly means I answer the phone, tell the truth early, and close when I said I would.

Referral Philosophy

Your Name Goes on This Too

When you refer a client to a lender, you are lending them your credibility. If the loan falls apart, the client does not blame the lender they had never heard of — they blame the person who sent them there.

I have built a twenty-year practice mostly on referrals, which only works if the people sending them never regret it. That means being honest with you about a file that will not work, flagging problems the week they appear rather than the week before closing, and being reachable when a deal needs an answer right now.

It also means I will occasionally tell your client that now is not the right time to buy. That costs me a transaction and earns you a client for life. I am fine with that trade.

I answer the phone

Evenings and weekends included. Deals do not fall apart on a schedule.

Same-day preapprovals

Usually within hours, fully underwritten, not a template letter.

Proactive updates

You hear about a problem from me before you hear about it from your client.

Straight answers

If a file will not work, I say so immediately instead of letting it die slowly.

Realtors

Your reputation rides on whether the deal closes on time. Mine rides on the same thing. I treat your client like my client and your closing date like a commitment rather than a target.

  • Fully underwritten preapprovals, usually within 24 hours
  • I call listing agents directly to back up your buyer’s offer
  • Deal rescue — send me the file another lender is about to blow up
  • Co-branded marketing materials and single-property flyers with payment scenarios
  • Client education events and first-time buyer seminars I will run for your database
  • Programs your competition does not have: bank statement, DSCR, non-contingent purchase

Financial Advisors

Home equity is usually the largest asset on your client’s balance sheet and the one least often optimized. I work alongside advisors rather than around them, and I never touch the investment relationship.

  • Cash-out and equity strategies that create liquidity without selling appreciated assets
  • Debt restructuring analysis that improves monthly cash flow
  • Reverse mortgage guidance for clients aged 62 and older
  • Investment property and DSCR financing for clients expanding into real estate
  • First-lien HELOC structures for high-cash-flow households
  • Written scenario analysis you can put in front of a client with your name on it

Divorce Attorneys

The marital home is frequently the largest contested asset and the one with the most financing complexity. Getting the mortgage structure right during the decree saves everyone a second problem eighteen months later.

  • Owelty lien structuring so one party can buy out the other’s equity
  • Refinance qualification analysis for the retaining spouse, before the decree is finalized
  • Clear timelines on what is possible and when, so settlement terms are realistic
  • Guidance on how support income is treated in mortgage underwriting
  • Post-decree purchase financing for the departing spouse
  • Plain-English explanations your client can actually understand during a hard season

Builders

Standing inventory costs you money every month. A lender who preapproves your traffic quickly and closes on schedule is worth more than one who advertises a rate you cannot verify.

  • One-time close construction financing for custom builds
  • Rapid buyer preapprovals so your sales team knows who is real
  • On-site support during launch weekends and model home events
  • Extended rate locks and buydown structures that move standing inventory
  • Draw coordination that keeps trades paid and schedules intact
  • Weekly pipeline reporting so you always know where every buyer stands

What Referral Partners Say

“Jason answers the phone. That sounds like a low bar until you have had three deals nearly fall apart because a lender went dark during the option period.”

Real Estate Agent Williamson County

“I refer clients to Jason when the financing question is complicated. He explains the options to them clearly enough that they come back to me able to make a decision.”
