Full entitlement

You have never used your VA benefit, or you sold a VA-financed home and paid the loan off in full. With full entitlement there is no loan limit tied to your benefit and no down payment required, regardless of purchase price, as long as you qualify for the payment.

Partial entitlement

You currently have a VA loan outstanding, or a previous VA loan was paid through a claim. You can still buy with VA financing, but county loan limits apply to the remaining entitlement, which may mean a partial down payment.

Restored entitlement

When you sell the property and pay off the VA loan, entitlement is restored and available again. A one-time restoration is also available if you paid the loan off but kept the home.

It is possible using remaining entitlement, most commonly during a PCS move where you keep the first home as a rental. The math is specific to your situation, and it is worth running before you list anything.
